There are many choices that come along with building a new home but most certainly, none more important that choosing the right builder. There are many great home builders in Saskatoon and area so. Some are production builders while others focus on the custom end. Some do both. As a person who was once in the position of choosing a builder (I ended up becoming a builder instead of choosing one!) I can empathize with the massive choice of doing so. As a homebuilder we understand that we are not the right builder for every person so we want you to know that not every builder is going to be right for you either!
So… what should you consider when picking the right builder?
Reputation: Do you your homework. Talk to previous clients and get their take. Always go check out the builders work in person. Don’t take their word for it. You need to see the work for yourself. If the builder makes an excuse to why you cant see their current work that is a big red flag. What if the builder has a less than 5 star review from a previous client? That’s OK! Often the way the builder responds to a negative review tells a lot more about them than nothing but 5 star reviews do. Lastly, see if there is a chance to see a home that is more than a few years old. How is it holding up?
Team: Do they have a team in place to handle your build the way it needs to be treated?
Cost: What does the builder charge? How do they charge for their services? At OTM Homes we charge a flat project management fee. We are totally transparent with our clients. Other builders charge differently and that’s ok! What are you comfortable with?
Warranty: Does the builder carry New Home Warranty? What does the builder warranty vs the 3rd party new home warranty coverage? How long is the new home warranty?
Expectations: Expect there to be some hiccups along the way! How will your builder handle these situations? Who is your contact person when you do have issues?
Design: What is the design process in building a new home with the builder? Do you have 100% free choice when it comes to finishes? Do you get 3D models prior to construction? How much will the design cost and what is included in the design? Some people need renderings to visualize their house inside and out while others don’t. Having detailed 3D plans will always cost more so weigh the cost vs the benefit.
Personality: Remember you will be working with these people for at least the next 6 months. Some of our high-end custom builds run 18 months. Make sure your personalities will jive and last the through the build.
Trust: Do you truly have 100% trust in the builder? Will they be honest and take care of you throughout the entire process. Don’t be tricked by the initial schmooze fest. Make sure your builder is genuine and will take care of you through the entire process of building. How will they manage your budget, change orders and selections?
You are trusting these people to build your dream home. Do you your homework!
